Designed by a German architectural firm, the approximately 12,380-square-foot residence utilizes an advanced Structural Insulated Panel (SIP) or equivalent high-efficiency timber construction system, combining contemporary architecture with sustainable building performance. S3DA is responsible for developing the permit-ready engineering design that transforms the approved architectural concept into a fully coordinated, code-compliant construction package.

Structural Engineering
- Foundation and slab-on-grade design for the main residence.
- Structural analysis and engineering of the SIP (or equivalent high-efficiency timber) structural system.
- Design of elevated floor framing, roof framing, primary beams, and structural support systems.
- Engineering for special structural loading, including a first-floor jacuzzi, swimming pool, retaining walls, and large-scale architectural shade sails.
- Structural calculations, framing plans, connection details, schedules, and specifications.
- BIM-based coordination with the architectural design using an IFC model for precise multidisciplinary collaboration.
Mechanical Engineering
- Complete HVAC design with Manual J, S, and D calculations.
- Mechanical floor and roof plans.
- High-efficiency HVAC distribution with rigid ductwork.
- Dedicated dehumidification and Energy Recovery Ventilation (ERV) systems optimized for the North Texas climate.
