S3DA Design provided Phase 1 electrical and mechanical design services for a classroom/educational tenant build-out in Jacksonville, FL 32218. The project covers approximately 14,300 SF of conditioned space within an existing building.
S3DA’s Scope:
Electrical Design
- Complete power distribution system design
- Main distribution board, branch circuiting, and panel schedules
- Interior lighting, exit signs, façade lighting, and controls
- Outlet rough-ins and HVAC equipment power
- Low-voltage rough-in coordination per owner direction
Mechanical / HVAC Design
- New HVAC system design
- Load calculations and air balance
- HVAC air distribution plan
- New restroom exhaust fans
- Mechanical schedules and equipment coordination
Key Challenges & Solutions:
Educational tenant build-outs require careful coordination between occupant comfort, safety, code compliance, and efficient building systems. With a maximum occupancy load of 400, S3DA’s MEP team focused on designing reliable electrical distribution, compliant egress lighting, and HVAC systems capable of supporting classroom use within the existing building conditions.
The Result:
S3DA delivered coordinated Phase 1 electrical and mechanical design documents to support the Jacksonville classroom build-out, helping move the project toward permit review and construction readiness under the 2023 Florida Building Code, 8th Edition.
