S3DA Design is providing HVAC and Electrical engineering design services for a 6,905-square-foot Level 1 alteration project located in Hagerstown, Maryland. The facility is being renovated to support Applied Behavior Analysis (ABA) therapy services for individuals with autism, requiring a comfortable, safe, and energy-efficient indoor environment tailored to healthcare and educational use.
With a fast-track schedule targeting a Construction Document (CD) set delivery in the first week of June 2026, S3DA’s coordinated engineering approach focuses on efficient system redistribution, code compliance, and seamless integration within the existing building infrastructure.

Electrical Design
- Evaluation and coordination of existing incoming electrical service and distribution systems
- Design of power distribution systems, including panelboards and branch circuits
- New interior lighting, exit signs, and lighting controls
- Electrical rough-ins for new outlets and room layouts
- Power distribution for HVAC equipment and miscellaneous systems
- Low-voltage rough-in coordination per owner requirements
HVAC Design
- HVAC system redesign and redistribution for new therapy room configurations
- Mechanical load calculations and air balancing
- New air distribution devices and duct layout coordination
- Exhaust ventilation design for restroom areas
- Mechanical schedules and HVAC distribution plans
Key Challenges & Solutions
One of the primary project challenges is redesigning HVAC and electrical systems without access to existing MEP drawings. S3DA’s engineering team will perform detailed field verification and develop coordinated permit-ready documents that align with the new therapy-focused floor plan while maximizing reuse of existing infrastructure wherever feasible.
