MEP Design for Seralago Resort Redevelopment in Kissimmee, Florida

S3DA provided comprehensive Mechanical, Electrical, and Plumbing (MEP) engineering design services for the renovation of the Seralago hospitality property in Kissimmee, Florida, within the Orlando tourism corridor. The project involves the adaptive reuse of an existing motel complex, including Building D (Area C), the Lobby Building, and Meeting Space facilities, transforming aging structures into modern, code-compliant hospitality accommodations.

Building D consists of 157 guest rooms distributed across two floors, including standard units, FHA-compliant units, and ADA-accessible accommodations designed to meet current accessibility requirements while maximizing operational efficiency.

Key Challenges & Solutions

Renovating an existing hospitality property requires careful integration of modern MEP systems within existing building constraints. S3DA’s engineering team developed coordinated designs that maximize the use of existing building infrastructure while upgrading critical building systems to meet current codes and operational standards.

Using an integrated engineering approach, the MEP disciplines were coordinated to minimize conflicts, streamline construction, and support the efficient conversion of guest rooms, common areas, and hospitality amenities. Special attention was given to accessibility requirements, HVAC performance, energy efficiency, and utility distribution throughout the renovated facility.

The Result

S3DA delivered a coordinated MEP design package supporting the successful transformation of the Seralago property into a modern hospitality destination. Through detailed engineering analysis, system coordination, and permit-ready construction documents, the project team received a comprehensive design solution that supports guest comfort, operational efficiency, and long-term building performance.
