S3DA Design recently provided comprehensive MEP engineering services for a new residential development in Long Beach, CA, featuring a single-family residence and two modern Accessory Dwelling Units (ADUs). Spanning 1,150 SF each, these ADUs represent a growing trend in California’s urban density solutions, requiring precise engineering to maximize space and efficiency.
S3DA’s Scope Our team delivered a full suite of MEP services to ensure the residence and ADUs were functional, comfortable, and fully compliant with local regulations:
- Mechanical Design: Comprehensive HVAC distribution utilizing rigid ductwork, detailed heat load reports, and mechanical schedules for optimal climate control.
- Electrical Design: Complete lighting and power floor plans, single-line diagrams (SLD), and panel schedules to ensure a robust and safe electrical infrastructure.
- Plumbing Design: Detailed domestic water, sanitary drainage, and natural gas systems, including 2D riser diagrams and isometric riser diagrams for the gas network.
Key Challenges & Solutions Designing for high-density residential lots requires a delicate balance between high-performance systems and limited spatial footprints.
