This project involves a multifaceted residential expansion in Valley Village, CA, featuring first and second-story additions along with the integration of a new attached Accessory Dwelling Unit (ADU). S3DA Design provided full-service MEP engineering to ensure seamless utility integration across the primary residence and the new living space.
S3DA’s Scope:
- Mechanical Engineering: Developed comprehensive heat load reports, mechanical floor and roof plans, and specialized rigid ductwork distribution systems secured to the building’s primary structure.
- Electrical Engineering: Designed complete lighting and power floor plans, including detailed Single-Line Diagrams (SLD), panel schedules, and load calculations for the expanded footprint.
- Plumbing Engineering: Engineered domestic water and sanitary drainage systems, including 2D riser diagrams and a dedicated natural gas floor plan with isometric riser diagrams.
- Compliance & Documentation: Authored all technical specifications and schedules required for building permit approval and Title 24 compliance.
Key Challenges & Solutions: Integrating a new ADU and multi-story additions into an existing residential framework requires precise load calculations to avoid overloading existing systems. S3DA Design utilized advanced modeling to perform rigorous heat load analysis and electrical load calculations. By designing a “single source” MEP package, we eliminated the common “clashes” between mechanical ducting and plumbing risers, ensuring all systems fit within the new structural constraints without compromising ceiling heights or aesthetic design.
The Result: S3DA delivered a fully coordinated, permit-ready MEP design package that optimized energy efficiency and ensured long-term operational reliability. Our integrated approach provided the client with a streamlined transition from design to construction, meeting all California building codes and local Valley Village requirements.
