
Mixed-Use Development in Los Angeles, CA
This seven-story mixed-use development in Los Angeles replaces an existing residential and commercial site with a modern structure featuring 40 apartment units, 1,350 SF of retail space, and podium parking for 25 vehicles. Originally designed in 2021–2022, the project required mechanical system updates to comply with new refrigerant regulations.

- Re-engineered HVAC systems to comply with current codes and ASHRAE standards for R-454B refrigerant
- Maintained original system design intent while adapting to updated refrigerant requirements
- Updated energy compliance documentation in accordance with the latest code cycle
- Revised Title 24 energy calculations and reports
- Coordinated mechanical system modifications with architectural and shaft design updates
- Provided engineering support to eliminate fire-rated shaft requirements through compliant exhaust and ventilation strategies
Key Challenges & Solutions
With the phase-out of R-410A refrigerant, the project required a seamless transition to R-454B without altering the overall system layout. S3DA’s engineering team carefully evaluated refrigerant safety classifications, ventilation requirements, and equipment compatibility to ensure full compliance with updated mechanical codes and ASHRAE guidelines. Through strategic coordination, we preserved the original design efficiency while implementing necessary safety and code-driven modifications—particularly in shaft design and ventilation approaches.
